Most agents will take any listing that comes through the door. I went deep on these three because they share a problem: the transaction itself is the easy part, and everything around it is what actually goes wrong.
A probate sale stalls because the personal representative did not know a certificate had to be recorded before the deed. A divorce sale falls apart in week six because nobody addressed the joint mortgage. A family relocates from out of state, buys in a beautiful town, and discovers in February that they are forty minutes from a grocery store on a road that plows last. None of those are listing problems. They are knowledge problems, and they are avoidable if someone in the room has seen them before.

Beyond the certifications, I have personally taken on more than twenty renovation projects of my own. When I walk a house with you and say what a repair will cost, that number comes from having paid it. That matters most on the older Maine housing stock, and in an estate where the family is deciding between selling as is and doing targeted work.

I run a YouTube channel called Living in Maine, where I answer the questions people ask before they move here. Not drone footage set to music. Common questions
Do you only take relocation, probate, and divorce listings?
No. Ordinary residential purchases and sales are a good part of what I do. These three are simply where I have gone deeper than most agents, and where having someone who knows the process saves you real money and time.
Do I need an attorney as well as an agent?
For probate and divorce, almost always yes. I am not a lawyer and cannot give legal advice. What I do is make the real estate side fit the legal process your attorney is running, so the two do not work against each other.
What does it cost to ask a question?
Nothing. A good portion of these calls end with me telling someone they do not need to sell yet, or that they should talk to their attorney before doing anything else.
